Fusco proposes 500-unit residential complex for Long Wharf

A developer is proposing a new 500-unit residential complex on New Haven’s Long Wharf Drive with hopes of creating a vibrant waterfront neighborhood at the gateway to the city. 

Veteran city developers Fusco Corp., which has its headquarters at the Maritime Center building at 555 Long Wharf, submitted a petition for a zoning amendment for three parcels along the water to allow for the project. The Board of Alders will consider the plan at its next meeting, on Sept. 13. 

The complex would rise on 4.3 acres between the Maritime Center and the Canal Dock Boathouse.

Fusco is proposing two new buildings, one 13 stories tall and one 15 stories, with 500 apartments in total. The apartments will range from studios to three-bedroom units. Each building would include a floor of parking with options for additional parking at the Maritime Center. 

Fusco is asking for zoning changes to allow for the two new buildings and expanded uses at the site, including a potential food market, outdoor dining and entertainment venues. 

“The proposed modification of PDD #53 will provide a critical mass of residences on site and create a destination for New Haven residents and others to visit the shoreline,” Matthew Ranelli, Fusco’s attorney, said in the petition. “The mixed-use amenities will create a synergy and direct connection with the boathouse, Long Wharf Park, and the Hill South and Downtown neighborhoods.”

The buildings would be environmentally certified and built to withstand storms and flooding, according to Fusco.

One of the properties proposed for the complex has been home to a series of restaurants including Lenny & Joe’s Fish Tale, Leon’s and the Rusty Scupper. Lenny & Joe’s closed last October citing the impact of the COVID-19 pandemic

“Historically, Long Wharf was a key area for city life and Fusco’s plan will help it achieve that status again,” Ranelli said.
