Gas station, electric vehicle showroom project approved in Newington

Newington will soon have a new development with a gas station, car wash, convenience store and electric vehicle dealership.

Property owner Noble Energy Real Estate Holdings LLC plans to build on a 9-acre vacant site at 751 Russell Road just off the Berlin Turnpike.

The site plan was first pitched in September and approved in late October 2022.

One last step before the project can break ground is for the Planning and Zoning Commission to approve a Certificate of Location license application, which is a state license required for any sale and distribution of gasoline and vehicle sales, town officials said.

The local board will act as agent of the state when the licensing application goes before the commission this week.

Town Planner Paul Dickson said Newington doesn’t get many new dealership or gas station applications, but the licensure approval is a routine requirement for such developments.

“The plan has been approved, and they’ll have the green light after the licenses are approved,” he said.

The Noble Gas station will have 12 pumps and eight electric vehicle charging ports, and a car wash.

An 8,400-square-foot convenience store will have an ice cream shop, fast-food restaurant with drive-thru window and an outdoor area.

The property will also have a 23,500-square-foot electric vehicle showroom and service center.
 
Noble Energy said there is a market for the mixed-uses in this project in the Business-Berlin Turnpike Zoning District.

“While there are similar uses within the town and along the Berlin Turnpike, there is no existing location which provides all the services proposed in one convenient development program,” the applicant said.
