The Connecticut Conference of Municipalities, the state's largest lobbying group for cities and towns, will leave its longtime home on Chapel Street this fall and move its headquarters across Interstate-95 to Long Wharf.

CCM has signed a 10-year lease for roughly 30,000 square feet at 545 Long Wharf Drive, the former Southern New England Telephone headquarters purchased by New Boston Fund in 2007.

The nonprofit and its insurance arm, the Connecticut Interlocal Risk Management Agency (CIRM), will move after its current lease expires in September, said CCM spokesman Kevin Maloney. It will encompass the building's entire eighth floor.

“We were able to find what we think is a better space for us,” Maloney said.

He said the new space will allow for more collaboration and cohesiveness, noting the organization's offices are now split among three different floors at 900 Chapel St.

“There’s also a sense that we can provide more meeting space for our members at the new location,” he said.

According to a recent New Haven office market report by real estate firm Colliers International, the nine-story waterfront building has been suffering from low occupancy as successor owners of SNET, most recently Frontier Communications, have pulled employees out.

AT&T occupies nearly 70 percent of the 256,519-square-foot building, according to New Boston Fund’s website.

Maloney said CCM, which represents 168 municipalities across Connecticut, felt strongly about staying in New Haven. The organization has been in its current location since the early 1990s, he said. It also has an office in Hartford.

Commercial brokers OR & L represented CCM in the transaction. CBRE New England represented New Boston Fund.
