New Haven planning commission OKs new apartment building across from Corsair

Get ready for the latest amenity at new luxury rentals in New Haven: Enclosed office spaces in one- and two-bedroom apartments “to further the work-from-home trend as we emerge from the COVID-19 epidemic.”

Those are the words of Gregory Muccilli, the Shipman & Goodwin attorney representing Post Road Residential. The company’s successful Corsair project on Upper State in New Haven has spawned a “cousin” project across the street at 1040 State, which went before the city’s planning commission on Nov. 3. 

Post Road plans to partially demolish and revamp an 1880s-era commercial building on the property to accommodate a new six-story building for a total of 75 units.

Other amenities: Four larger townhouse units, a 1,470-square-foot roof deck and a solar array on the roof to reduce power consumption. In addition, 5% of the units will be “deeply affordable,” with half going to those earning 50% of the area median income and the other half to those earning 30% of the median.

“It's a cousin not a direct sibling to the project we designed across the street,” said John McFadyen of Post Road. “I always saw this building as an opportunity,” he said of the historic structure. The developers are negotiating to buy a small piece of state land to add to the footprint.

Commission member Adam Marchand said, “I think that's already a thriving part of our city and having more boots on the ground, more people living there, is going to add greater vitality.”

Commissioners approved the site plan and coastal site plan unanimously. 

Audubon developers approved for larger units in Phase 3

Market demand for townhomes and larger units prompted another proposal at the Nov. 3 planning meeting from the developers of the large-scale Audubon complex adjacent to downtown and the Yale campus.

Spinnaker Real Estate Partners sought a revision of its site plan for the last phase of the project to allow for fewer, larger units. 

Instead of 66 small units, the developer asked to build 56 larger units, plus four new townhouses on what had earlier been planned as a parking lot. Renters are seeking large homes and more green space in the wake of the pandemic, project staff said. 

“These great townhouses we think will be a good commodity for New Haven,” said Seelan Pather, principal at Beinfield Architecture in Norwalk and architect of the Audubon. “It's a different scale of unit to rent.”

The planning commission approved the revised site plan, with suggestions that the project incorporate more environmentally-friendly elements such as bioswales.
