New Jersey buyer pays $2.25M for two, mixed-use apartment buildings in Waterbury

A Montvale, New Jersey-based buyer recently paid $2.25 million for neighboring apartment buildings with first-floor retail on a busy intersection in downtown Waterbury.

Cameo Holdings LLC, headed by Israel Wiznitzer, bought 343 West Main St., 367 West Main St. and 493 Meadow St. in separate transactions logged by the city on Tuesday.

The sellers, Green Omega LLC and S&Z Partnership, share a Brooklyn address, according to the deeds registering the sale. Moishe Schwartz signed for Green Omega. Joseph Hertanu signed for S&Z Partnership. They had acquired the three properties for $1.1 million in 2003.

Completed in 1900, the four-story, 20,428-square-foot building at 343 West Main St. sits on 0.18 acres and includes 21 apartments, according to assessing records. The building hosts Boru’s Bar and Grill and a Liberty Tax office on its first floor.

The adjacent 6,520-square-foot, brick building at 493 Meadow St. features three apartments and retail space on a 0.07-acre property, according to assessor’s records. The sale also included a vacant lot of 0.17 acres. Both mixed-use buildings date back to 1900, according to assessing records.

Wiznitzer has bought a string of central Connecticut properties over the past year.

In a sale logged last October, a limited liability company headed by Wiznitzer paid $1.9 million for a 22,354-square-foot, mixed-use building at 174 Willow St. That 31-unit, 1910-vintage building sits a short distance from Wiznitzer's most recent purchase in Waterbury.

An LLC headed by Wiznitzer paid $1.2 million for two mixed-use apartment buildings with a total of 13 units in a corner of New Britain’s commercial center last July.
