New York state manufacturer buys industrial building in Farmington, looks for more space

An adhesives manufacturer based in Mt. Vernon, New York, recently paid $1.3 million for a Farmington industrial building.

Beacon Adhesives, a company with nearly $20 million in annual revenue, bought the 21,662-square-foot building on 5 acres at 25 Spring Lane for storage, Beacon Vice President of Operations Peter Ryan said Wednesday.

In a deal recorded Sept. 7, a limited liability company tracing back to Glastonbury-based real estate investor Hollister & Moore LLC sold the building to another LLC tied to Beacon.

The 54-year-old, one-story brick building was previously occupied by J.F. Fredericks Aero, a maker of aerospace parts. J.F. Fredericks left the building in “immaculate” condition, and it was immediately ready for use, Ryan said.

Beacon is a family company founded in 1926 in Manhattan. The company has grown in recent years through acquisitions, including a unit servicing the cable and wire industry, and currently has about 55 employees, Ryan said. Beacon’s products serve retail, commercial, aerospace and other manufacturing applications.

Beacon looked north to solve its storage needs because of increasingly high taxes and costs around its current location, a city just north of New York City. Several company employees already live in Fairfield County and are familiar with the state. In Farmington, they found a more bucolic setting in a pleasant town with great highway access, he said.

“It’s quiet,” Ryan said of Farmington. “It’s just a nice, country setting versus where we are now, which is very congested.”

For the time being, none of the manufacturing in Mt. Vernon is moving north. But that could change within a couple years as Beacon is seeking to purchase another building in proximity to 25 Spring Lake, Ryan said. At that point the company could split manufacturing between the two settings, he said.

“We are happy to be there,” Ryan said. “We are happy to be a part of the Farmington community. It’s a positive move for us.”
