A developer is proposing a plan to convert office space into 59 apartments, with a portion of them affordable, along Silas Deane Highway in Rocky Hill.
Hamden-based JMM Properties LLC and principal Joseph Moruzzi own the property at 1344-1360 Silas Deane Highway, Route 99.
It contains a five-story building, built in 1984, with a fast-food restaurant, two floors of at-grade and elevated parking, and three floors of office space totaling 50,000 square feet.
The developer, Diversified Unlimited LLC, is proposing to convert the upper parking deck and first two floors of office space into studio, one- and two-bedroom apartments, 10% of which would be deemed affordable.
The second level will contain 19 apartments, and the third and fourth floors will have 20 apartments each.
The lower parking level will contain a reduced number of parking spaces, and room for a lounge area, laundry room, storage space and fitness center for residents.
The top floor will remain office space, the applicant said.
A landscaped walkway will connect the apartment building to a nearby neighborhood and commercial area, and the site will have a central gathering area with an outdoor patio and recreation space.
The conversion from office space into apartments makes better use of the office building that would otherwise sit largely vacant, the applicant said.
“By making the building mixed use, the proposed project extends the long-term use of the property,” the applicant said. “Adding the residential element provides needed housing and ensures tenancy as office use and need is potentially declining as more people seek to work remotely.”
