Property for sale in Clinton suits horse aficionados

A horse lover’s paradise, spanning nearly 30 acres near the Connecticut shoreline, is on the market in Clinton for $1.9 million.

The equestrian property, at 78 Killingworth Turnpike, includes four barns, 14 stalls, three professional riding rings, rolling pastures, a pond and a 3,960-square-foot, four-bedroom home.

According to the listing agent, Kiara Rusconi of William Raveis Real Estate, the property is a “rare gem.”

“This is a magnificent horse farm perfectly prepped for the avid horse lover or equestrian professional,” Rusconi said. “It’s a unique opportunity to make dreams come true as a private farm or world-class training, boarding and horse show venue.”

Rusconi said the property was originally home to a bison farm, but has been an equestrian property for decades. She said the current owner did not want to disclose what type of interest the property has generated since hitting the market in December.

According to the Clinton Assessor’s Office, the 28.95-acre property is currently owned by Claddagh Ridge Equestrian Ctr. LLC, with an address listed at 7 Maple Ave. in Madison. The most recent assessment has the property valued at $511,650.

The property features new farm infrastructure built in 2020 that includes four barns, 14 stalls, nine paddocks, three riding rings and several permanent free-standing supplemental buildings.

The four-bedroom, three-story home was built in 2009, and features an open floor plan on the main level, connecting the living room, kitchen and dining area. The kitchen features a large center island and granite countertops. It opens to a large dining area and living room with sliding glass doors which lead to a private patio that offers pastoral views of the property.

The main level also features a home office that can be used as a first-floor bedroom, along with a full bathroom, laundry and mud rooms with access to an attached two-car garage.

The home’s second level features a wide landing area with space for a study, sitting area or reading nook. The primary suite has hardwood floors, double closets and a spa-like master bathroom with jetted soaking tub, separate walk-in shower with dual shower heads and double vanity. Rusconi said the property, with its professional outdoor riding rings “that rival the very best in the world” is large enough to accommodate spectator bleachers, horse stall trailer parking, portable stalls and food service tents as necessary to operate horse shows. There’s also a judges’ booth, gate keeper’s booth and viewing pavilion.

“It truly is an idyllic setting,” Rusconi added.
