A 69-unit West Haven apartment property has sold for $8.3 million, according to the deal’s broker.
The Colonial Court and The Foundry apartments at 842 1st Ave., sold in May, according to Marcus & Millichap.
The buyer was Colonial Foundry Ventures LLC, which is controlled by David Rosenberg of Brooklyn, New York, state records show.
The seller was New York-based Paredim Partners LLC, records show.
Eric Pentore, a Marcus & Millichap broker involved in the deal, said the West Haven apartment market has been active over the past year.
“The West Haven apartment market has performed very well historically, and most especially over the past 9 to 12 months,” he said. “The town benefits from its proximity to New Haven, Milford and Fairfield County.”
The property has 76,208 square feet of rentable space.

Woodbury apartments sell for $13.5M
A 106-unit apartment complex in Woodbury has sold for $13.5 million.
The Woodbury Knoll apartment complex at 302 Tuttle Rd. was purchased earlier this year by Woodbury Partners Limited Partnership, which is controlled by Yechezkel Landau and Shlomo Tress of Lakewood, New Jersey.
The seller was Woodbury Knoll LLC.
The 10-building property was originally built in 1966 but was renovated in 2003, according to CoStar.
The property sits on 23.33 acres.

New Haven apartments sell for $2.8M
A New Haven mixed-use apartment building has sold for $2.8 million, city records show.
The approximately 20,000-square-foot property at 1409 Chapel St. sold in April. It contains 26 apartment units.
The buyer was ECR 1 LLC, which is controlled by Yonah Schwartz of New Haven.
The seller was 1411 Chapel Street Associates LLC, which is controlled by R. Kenneth Barclay of Darien, city records show.
The property sits on 0.23 acres, was built in 1900 and has 26 surface parking spaces.
