Winstanley acquires South Windsor warehouse pair for $44M

Connecticut’s largest owner of warehouses has increased its footprint by 460,000 square feet in South Windsor.

Mass.-based Winstanley Enterprises in recent weeks paid roughly $44 million for a pair of abutting food distribution and storage facilities on Sullivan Avenue from Indiana’s Scannell Properties, which is a prominent developer of commercial space in town, town records show.

According to the town’s assessor’s office, Winstanley acquired a 292,000-square-foot dry-goods distribution center, 135 Sullivan Ave., occupied by Mobis Parts of America for more than $23.1 million. It also paid $21 million for a 168,000-square-foot cold-storage distribution center, 175 Sullivan Ave., leased to Performance Food Group Inc.
Officials say the warehouses, sitting on more than 30 acres, will continue to operate as is with Winstanley as the new landlord. 

Adam Winstanley said the deal significantly expands the family owned company’s warehouse and distribution portfolio in Great Hartford. 

Winstanley last month announced it inked a long-term lease with the parent of Stop & Shop to occupy almost half of a 2-million-square-foot distribution center in Manchester it recently purchased from JCPenney. It also teamed with a New York real estate firm in recent weeks to acquire a real estate portfolio comprised of 23 Stop & Shop supermarket properties for $150 million.

Today, Winstanley said it owns and operates 8 million square feet of logistics space across the country.

“We feel strongly about the long-term viability of warehouse and distribution properties,” he said. “Additionally, this is another location within the Interstate-91 corridor which is centrally located between New York and Boston, has favorable labor availability, and is within close proximity to airports and rail.”

Scannell, which built the warehouse pair in 2015, has been especially busy in South Windsor in recent years.

As first reported by HBJ, the developer is currently building a $50-million, 421,000-square-foot distribution facility for Home Depot on 46 acres of vacant land at 360 Ellington Road, 245 Chapel Road and R008 John Fitch Boulevard.

That property sits across the street from another Scannell project -- a $42.4 million Coca-Cola office and distribution facility at 329-359 Ellington Road.

Scannell is also planning to build a 182,000-square-foot distribution and accompanying 69,5000-square-foot storage facility at 240 Ellington Road. A tenant has not yet been named for that project.

Winstanley, meanwhile, is also currently a partner in redeveloping the mixed-used Great Pond development in Windsor.

It’s also recently proposed to build 500,000 square feet of laboratory and life-sciences incubation space in downtown New Haven.

Also in New Haven, Winstanley developed the 513,000-square-foot Class A life-sciences building completed for Alexion Pharmaceuticals in 2015 at 100 College St.
