Warehouse conversion eyed for former lottery HQ in Rocky Hill

The owners of a mixed-use Rocky Hill building that housed the former CT Lottery headquarters are looking to convert the office and warehouse space into primarily warehousing.

The property, at 777 Brook St., has more than 91,600 square feet of space on 12.3 acres in the town’s office park zoning district. It is currently vacant but features roughly half office suites and half warehouse use.

It is owned by applicant GWL 777 Brook LLC of Garden City, N.Y., affiliated with real estate and investment firm GTJ Realty. 

The lottery’s lease on the building ended in June, and the organization moved its headquarters to Wallingford.

The landlord has submitted a request to the Rocky Hill Planning and Zoning Commission to convert 777 Brook St. to a business park zone and make the building 90% warehouse space.

The site plan also calls for a small addition to the existing building for loading docks, parking reconfiguration for truck access, and to raise the roof for greater warehouse volume, according to the application.
