Stone Bridge Crossing developers received approval for three more parcels in their massive mixed-use project off Route 691 in Cheshire, as the residential component of the complex starts to take shape.
Retail projects that include a large retail center, gas station with convenience store and drive-thrus on Lots 1, 5 and 6 can now move forward after receiving unanimous approval from the Planning and Zoning Commission Monday night.
Applicant Tri-Star Development LLC and owners Miller, Napolitano, Wolff LLC are proposing the 100-plus-acre Stone Bridge Crossing project that also includes hundreds of apartments and condominiums.
The plaza area includes more than 130,000 square feet of retail and restaurant space with outdoor eating areas and drive-thrus.
More than 70% of the 22 retail spots have lease commitments from prospective tenants, including all the restaurant spaces and the largest sites, a 40,000-square-foot grocery store and 22,000-square-foot retail space next door, according to a property leasing plan by Charter Realty and Development Corp.
Tri-Star and Charter have not yet named any tenants for the retail site.
Still to come are the applications and approvals for a hotel and likely a health care or active adult housing project.
Town officials said developers are likely to start on the hotel project next. No hotel operator has officially been named, but the Charter website lists Homewood Suites.
Economic Development Director Andrew Martelli said with approvals for the retail and gas station in hand, the next step includes developers submitting building plans, which only need review and approval by building officials, then building permits.
There has been “a flurry of activity” on the project site, Martelli said. Site work, including building a new road and tree removal for the retail portion is already underway.
The residential portion, which had previously been approved, is also taking shape, with construction underway on four buildings. Applications for 11 more foundation permits have been submitted to town offices in recent weeks, Martelli said.
