Yale buys abandoned factory near hospital campus

Yale University has purchased an abandoned industrial factory in New Haven that once was slated for an apartment redevelopment plan pre-pandemic. 

The 78,800 square feet of industrial space is spread out over three buildings on 1 acre at 69-75 Daggett St., New Haven. It was sold by 69-75 Daggett Street LLC at auction for $2.58 million to Yale University in a deal recorded April 4.

In 2019, the city Plan Commission approved plans by the owners to renovate the building into 80 residential apartments dubbed “Daggett Street Apartments,” which were not built.

The factory was built in 1910, and served as the former Seamless Rubber Co. factory building, but it has been vacant for the past several years.

It sits close to the Yale New Haven Hospital campus in a residential area.

Alexandra Daum, associate vice president for New Haven affairs and university properties at Yale, said a use has not yet been determined and there are no current plans to take the property off the tax rolls, “but to the extent any part of the property is deemed for academic use in the future, we will follow the terms of our partnership agreement with the city.”

The university and city in 2021 penned a six-year financial agreement that, in part, brings a commitment to offset the city’s loss in tax revenues for any properties Yale takes off the tax rolls.
